East Mesa carries an unusually high concentration of manufactured and park model homes, many with 2 or 2.5 ton packaged units in cabinets that are decades old and no longer have parts support. West Mesa and the Dobson Ranch area is more conventional 1970s and 1980s block construction with slab returns and, frequently, ducting run under the slab that cannot be sealed conventionally.
Mesa sits on the flat valley floor with very little elevation relief and heavy agricultural dust blowing in from the east. Condenser and package unit coils here foul faster than anywhere else we serve, which is why the maintenance plan for a Mesa package unit specifies two coil washes a year rather than one.

It is the Phoenix default and it is not ideal. Attic temperatures reach 150 degrees or more, so every foot of duct up there is fighting that heat, and any leak in the supply side pulls that air into your home. It also means condensate leaks show up on your ceiling. We recommend a secondary drain pan with a float switch on every attic install, and R-8 insulation on the duct rather than the R-6 that meets minimum code.
