Rooftop package units age in public

A rooftop package unit in Phoenix lives its whole life in direct sun on a hot deck. It accumulates run hours faster than the same equipment anywhere cooler, and it fails on a predictable curve if anybody is watching the curve.

Most facilities we take over have no asset register at all. The first thing we do is build one, and it usually pays for the first year of the contract by itself, because it shows which two units are about to take the whole budget.

  • Asset register first

    Every unit tagged, photographed, model and serial recorded, with age and refrigerant type. You cannot plan capital spending on equipment nobody has listed.

  • Condition scored, not described

    Each unit gets a score against coil condition, compressor amps, control health and cabinet integrity, trended visit over visit.

  • Replacement forecast

    A three-year forecast of which units are approaching end of life, so a rooftop swap becomes a budget line rather than an emergency.

  • One escalation path

    A named account engineer and a direct number. Not a ticket queue that starts from scratch every time you call.

Commercial questions

Should I repair or replace?

Our working rule: if the repair costs more than a third of a replacement and the system is past year twelve, replacement usually wins. Two things override that arithmetic. An R-22 system with a failed compressor is almost never worth repairing because the refrigerant is out of production and the parts supply has dried up. And a system still inside its compressor warranty is often worth keeping even when it looks marginal on paper.

Are you licensed?

Yes, licensed, bonded and insured with the Arizona Registrar of Contractors. This is a demonstration website, so the licence number shown in the footer is an obvious placeholder rather than a real registration. On a live site you should be able to take the number straight to the ROC website and verify it, and you should do exactly that with any contractor you hire.

Is there an overtime or after-hours charge?

No. Our rate at 2am on a Sunday in July is the same rate as 10am on a Tuesday in February. We took the after-hours premium out in 2019 because in this climate a night-time failure is not a luxury call, it is the normal case.
